It will be nice for any faction. CHC could sell fruit and stuff there with many small events from other factions.. Must put that in.

Great initiative, Tommy, it's such a pleasure to see that you and Lionel are dedicated to make changes, while also communicative with the players, which was a big issue in the past. Good luck with everything!

If you are using MTA, then it is easy to find the object that you want, by writing down a word that describes it or just by searching in the right section.
About the second question. You need to have a little bit good imagination and you have to experiment with multiple objects.
