A business flip

Which businesses can I change to something else like an office to a restaurant or a cafe. Because I know I can't change all of them like AP Supermarket, what I own right now. I want to start my own restaurant or a cafe so maybe I can change the AP Sex Shop to one? Because I got an offer, so I have an opportunity to get that in my hands. If not, then again, can I please get straight names of businesses that I can flip to a restaurant
