Properties Rules & Information

Rule 1
Loaned business opening requirements
If you're loaning a business from Asset Management you're expected to be consistent with your openings & activity.

Players who lease businesses from Asset Management are expected to operate them consistently. You are required to open your business at least twice per week, with each opening lasting a minimum of one hour. Failure to meet these requirements may result in the closure of your lease.
Rule 2
Logging in to retain assets
Specific properties on the server cannot be hoarded & must be used by their owners, failure to follow these rules will result in your asset(s) being removed.

Businesses that serve as key roleplay hubs on the server such as bars, nightclubs, restaurants, gyms, and casinos must be actively operated by their owners. These businesses must be used in a way that actively supports and drives roleplay on the server. Players who log in solely to meet minimum activity requirements, without genuinely engaging in roleplay, risk administrative action. This may include the removal of the property, which will result in the property being placed up for auction or loan.
Rule 3
Unrealistic interiors/exteriors
Failure to follow the guidelines regarding unrealistic furnishing may result in the removal of your custom furnishing without a refund.

If you're caught with an unrealistic interior in your property Asset Management will take the following steps.
  • An administrator will inform you either in-game or via the forums & issue you a warning regarding the interior - you will then be given a week to fix it.
  • If you fail to fix the interior within the allotted time, Asset Management will remove all furniture from the property and no refund will be issued.
  • Attempting to sell the property without first resolving the issue will result in intervention by Asset Management, and you will be obligated to provide a full refund to the player you sold the property to.
Additionally, properties that are furnished in a lazy, low-effort or otherwise unrealistic manner, solely to meet the criteria of a specific business type, are not acceptable. If a property is found to have a lazily constructed or unconvincing interior meant to take advantage of script-supported objects, the player will be instructed to improve the furnishing within a reasonable timeframe. If you have purchased a property that contains an unrealistic interior you may reach out to Asset Management for a refund on the property or with assistance fixing the issue.
Rule 4
Player leases
The following guidelines apply to players leasing a business from Asset Management


  • Players may only apply for one business from Asset Management.
  • Players may not transfer their leased business to another character or player without Asset Management approval.
  • Your lease is linked to your character, if your character is CK'd or name-changes, you must inform Asset Management to return the lease.
  • If you recieve a ban Asset Management reserves the right to cancel your lease.
Rule 5
Faction leases
Faction loans are now going to be handled by the Asset Management Team, if you're leasing a business on behalf of a faction the following guidelines apply.


  • Unofficial factions may only lease one business for their faction.
  • Official factions may lease up to two businesses for their faction.
  • If your faction archives you must notify Asset Management so the business can be added back into the leasing pool.
  • If the member of your faction currently leasing the business is character-killed or quits the faction the business may be transferred to another active character within the faction.

Customisation rules
Interiors must be kept realistic & the in-game furniture system must not be abused

If you request an empty interior for your house or business, you must ensure that the interior design remains realistic and consistent with the exterior proportions of the property. The following guidelines must be taken into consideration when furnishing a property from scratch:
  • Interiors should not be bigger than twice the size of their exterior. We understand that Rockstar made a lot of the exteriors awkwardly small, and it's fine if your interior is bigger than the exterior - within limits though. Contact a member of Asset Management if you're unsure whether your house will be too big or not.
  • Interiors should not have features that their exteriors don't have. While things like windows are alright, unexistant back door entrances, garages or basements in a trailer are not acceptable.
  • The empty interior allows you to create a basement. However, basements should not be seen as an extention to your property - if your property is small then it's small, you should buy a bigger one if you want to fit more rooms. You are allowed to create a small one-room basement, but you need permission from an Asset Management member if you want to create a larger one.
  • Hidden passages and entrances are allowed, as long as they make use of the door object (either the swinging one or the one openable with /door). It is not allowed to exploit objects with no collision or use objects that can only be moved via the furniture editing dialog.
  • Balconies and patios that expand into the blue void are allowed, as long as they cannot be entered (aka are only visible through a window / glass door). If your exterior has a balcony or a patio - use the exterior furnishing feature to furnish it and roleplay there. If your exterior doesn't have a balcony or a patio - then your interior may not have them either, refer to one of the guidelines above.
  • If you don't feel capable enough of creating the interior yourself you can always seek help and feedback from the mappers on the Content Development team. You can also find various IC furnishing factions in the IC factions section on the forums, their members will surely be willing to furnish your house in exchange for in-game money.

Rule 7
Improper use of script-supported objects
Objects with script support such as blackjack, roulette, and pool tables must only be used in appropriate settings.


It is prohibited to purchase a business or house with the intention of repurposing it into something unrelated to its original function by using script-supported furnishing objects. For example, adding casino objects such as blackjack or roulette tables to a café and neglecting the café aspect, or turning a residential home into a commercial venue like a pool hall or public gambling den, is not allowed. Properties must be used in a manner consistent with their intended purpose.

If you're found misusing a property in this way, you will be instructed to remove the inappropriate objects. Failure to comply, or repeat offenses, may result in the property being removed without refund.

Additional InformationBelow is some important information regarding assets on the server


  • In the event that your house or business is removed during an activity wipe, the inventory will be wiped along with it and no compensation will be provided for any missing items.
  • If you are found to be misusing the new business systems your business will be taken from you and no refund will be issued.
  • Any actors placed in your business must be placed in a realistic manner.
  • Asset Management reserves the right to grant players further leases if required.
